Common Questions

Transfer taxes, title, escrow and the listing tiers

What is a seller net sheet?

An estimate of the cash you walk away with at closing: your sale price minus your loan payoff, commissions, transfer taxes, title and escrow charges, and prep costs like inspections and staging. Your escrow officer's estimated closing statement has the final figures.

Who pays transfer tax when you sell a home in the Bay Area?

The county documentary transfer tax is $1.10 per $1,000 of the price, and by custom the seller pays it. City transfer taxes, in places like Oakland, Berkeley, Hayward and San Jose, are usually split 50/50 between buyer and seller. San Francisco charges its own tax in place of the county's, and the seller pays it. Fremont, Newark, Union City and Milpitas have no city transfer tax.

Who pays the title insurance and escrow fee?

It follows county custom. In Alameda, Contra Costa, San Mateo and San Francisco counties the buyer usually pays the owner's title policy and the escrow fee. In Santa Clara County the seller usually pays both. Customs can be negotiated in any sale.

What do the three listing tiers include?

Tier 1, Staging & Photo Ready (1.875%): you handle the prep and pay for staging and cleaning. Tier 2, Hybrid (2%): full service with seller-paid staging. Tier 3, Full Service (2.5%): I manage everything from list prep to closing, with staging and deep cleaning included. Compensation for the buyer's agent is separate, and we set it together.

How accurate is this estimate?

It is a planning estimate. Transfer taxes and customs follow current county and city rules for Alameda, Santa Clara, Contra Costa, San Mateo and San Francisco, and the prep costs are typical amounts you can change.
